Letter to H. B. Swarr from Bowie & Williams noting that the lack of three witnesses to James Buchanan’s will renders it void in Maryland and proposing that Mr. Sellman be given complete access to the farm until the Maryland legislature can pass a bill that will allow the executors to convey a valid title. Letter to H. B. Swarr from Bowie & Williams noting that the Maryland constitution prohibits the passage of a special law concerning conveyance of title; stating that Mr. Sellman is willing to accept the deed if you concur in making in it a warranty of title; and adding that the heirs will benefit from the sale and no one else is likely to take notice.
